Is this a Slack replacement?

No. It is for operational conversation about a specific building. Keep general company chat where it already is.

Can I delete or edit messages?

Not from the chat at the moment. To correct something, post a follow-up message.

Can I mention someone?

Yes. Type @ and their name and they are notified. To hand them work, raise an action and assign it, and it goes on their list.

Can external users join?

Not at the moment. Everyone in the conversation needs an account in your company.

Is the chat private?

Messages are visible only to members of your company, never to other SAMRISK customers. Attached documents are stored privately and downloaded through short-lived links.
